Free US Month-to-Month Rental Agreement Template (PDF)

A month-to-month tenancy usually continues from one rental period to the next rather than ending after a fixed annual term. This US-focused template offers an English-language starting point for recording that arrangement between a landlord and tenant.

Why use a month-to-month agreement?

Even when there is no fixed end date, both sides benefit from knowing when rent is due, which property is included, how notices should be delivered, and what happens when either person wants to change or end the arrangement. The rights and required notice periods are determined by applicable law, not simply by what is written in the agreement.

What to consider including

  • Landlord, tenant, and residential property details.
  • Start date and whether the tenancy renews monthly.
  • Rent amount, due date, and permitted payment arrangements.
  • Security deposit terms and applicable statutory restrictions.
  • Occupancy, utilities, maintenance, and house rules where lawful.
  • How notices are given, subject to mandatory state and local rules.

A checklist to think through for your situation. It is not a list of clauses: the blank PDF’s own sections and lines are listed above.

Before signing

Review local notice periods, rent regulation, renewal rules, and required disclosures. Do not assume that “30 days’ notice” is always the correct period. A fixed-term residential lease may be more appropriate if the tenancy is intended to have a defined end date.

FAQ

Questions

Is month-to-month the same as a short holiday stay?

No. A continuing residential tenancy and a temporary accommodation booking may be treated differently under local law.

Can either side end the tenancy whenever they want?

Not necessarily. Notice timing, permitted grounds, and other conditions depend on state and local law.

Can I sign an agreement without printing it?

Yes. Rental Agreements lets you complete an agreement and sign on your phone or request a signature by email. The recipient can review and sign in a browser without an account or app.
