Why use a room-specific agreement?

Room rentals often involve shared kitchens, bathrooms, utilities, and household routines. A room-specific document can describe which space is private, which areas are shared, and how practical costs and responsibilities are handled. Local law may classify a tenant, subtenant, lodger, or roommate differently, so the correct legal relationship matters.

What to consider including

  • The parties and precise address and description of the rented room.
  • Which kitchen, bathroom, laundry, or other areas may be shared.
  • Start date, rent, deposit if used, and utility arrangements.
  • Agreed rules concerning visitors, noise, cleaning, and common areas.
  • Furnishings, keys, storage access, and move-in condition.
  • Any consent, disclosure, or subletting requirements that apply locally.

A checklist to think through for your situation. It is not a list of clauses: the blank PDF’s own sections and lines are listed above.

Before someone moves in

Clarify whether the person offering the room is the property owner or an existing tenant; that can change what permissions are necessary. Review applicable local rules before using house rules or termination language from a generic template.

FAQ

Questions

Is a room rental agreement the same as a roommate agreement?

Not always. A room rental may create a landlord–tenant or subtenant relationship; a roommate arrangement may have a different structure.

Does this allow a tenant to sublet any room?

No. Subletting may require the landlord’s consent and may be restricted by the existing lease or local law.

Can I change the terms in the app?

You can clone a built-in template and edit its wording, fields, participant forms, and layout before creating an agreement. Check the result against your needs and applicable local rules.
